Ratings & Review Guide - How to Properly Rate Your AirBnB Stay [USA]

The following was sent to me from the Host on the 1st day of a 5 day rental. I’m wondering what your thoughts are about it as a host or a customer. Overall our stay was pretty great. I did have a ...

  • I have seen in a host group, that some print this out and stick it on the fridge. I agree I don't want anyone telling me how I should rate. The only way I think this would be ok is if it is sent from the platform itself to everyone who books an airbnb to explain how the rating system works and once only. 3 times is ridic and annoying.
  • Yes. I hate it when hosts do this. First of all, it skews the entire rating system. Second, there's a good chance that it will piss guests off- and it should! If your mindset was to give a 5, knock them down a notch for doing this, and make it clear in private feedback that that's the reason why. It's such a stupid thing for a host to do. Influencing your rating/review makes a mockery of the whole thing.

  • Report and ignore. Send screen shots.
  • They're not supposed to text you, but it is true how broken airbnbs review system is. If a hosts average is under 4.3, they're at risk of getting thrown off the platform. It's the dumbest thing and causes some hosts to cross the line just to get rid of a four star, which in any other world, would be totally fine.
  • Guest phone numbers are visible until after their stay, so they must have written it down. I don't know that it's that bad as I know a lot of hosts ask guests to revise their rating, but to me it's very unprofessional. P.s. a four is a horrible rating. It's really a pass fail. A 5 is a pass, 1-4 Is ranking how bad it failed. If you didnt like small things, leave it in the review or pm the host. If you'd stay there again, there is no reason to give them anything other than a 5, cause you are screwing the host over otherwise.
  • Ignore them. Not good behavior from a host

Requesting compensation for multitude of issues [USA]

  • If you’re outside the terms of a legal rental in New York City or State, there’s not much you can do. If the host isn’t in there with you, you’re outside the terms. ETA: the other place was either shut down or didn’t exist.
  • It reads to me Airbnb gave you back the difference in booking difference + 25% in booking cost for the utility issue days. That sounds like a pretty standard resolution amount. Once you decided to stay, there are limited ways to get compensated. Next time, you should ask Airbnb to relocate you if you are not in agreement with the replacement
  • Yes, they can rebook something else for you, but as I understand it, you checked, and there is nothing nice that you would like within your budget. If there is nothing else then it means you are staying where you are. Honestly I don't think they will give you much more if you are staying there.... One of your options may be to look at places a bit further out of New York... I remember going to NY last minute and I couldn't afford to stay in the center. Took an airbnb a bit further, had about 35 min transport to get in New York but it was so much cheaper and exceeded my expectations of the place with lovely owners too... if not stick it out where you are.
  • Yet another reason not to use Airbnb, unless the host communicates well through the app and there are plenty of positive reviews.
